Terms of Service

These Terms of Service ("Terms") govern access to and use of Stay71 Manage (the "Service"), a property and tenancy management platform for operators who let residential property in the United Arab Emirates. The Service is operated by Al Wafaa Group ("Stay71 Manage", "we", "us", or "our"). By creating an organisation on the Service, or by using it as a member of staff invited by an organisation, you agree to these Terms on behalf of yourself and, where applicable, the organisation you represent (the "Operator").
If you do not agree to these Terms, do not create an organisation and do not use the Service.
1. Who these Terms apply to
An Operator is the business entity that registers an organisation on the Service to manage its buildings, rooms, tenants, and accounts. Staff are individuals an Operator's administrator adds to that organisation, with a role (super admin, accountant, building manager, supervisor, or auditor) that determines what they can see and do. These Terms bind the Operator and every member of staff who accesses the Service on the Operator's behalf.
2. The Service
Stay71 Manage provides tools for Operators to record buildings, apartments, and rooms; move tenants in and out; track rent, deposits, and cheques; reconcile bank receipts; log expenses; generate receipts and tenancy agreements; and monitor permit and visa expiry. The Service is a record-keeping and workflow tool. It does not itself hold any government licence, permit, or registration on an Operator's behalf, and using it does not by itself satisfy an Operator's obligations under Dubai Law No. (4) of 2026 on shared housing, RERA/DLD tenancy rules, Ejari registration requirements, or any other law. Operators remain fully responsible for their own legal and regulatory compliance; the Service is a tool to help manage that, not a substitute for it.
3. Accounts and organisations
- An organisation's first administrator is created when the organisation signs up, and can add further staff and assign their roles.
- Operators are responsible for keeping login credentials confidential and for all activity that occurs under their staff's accounts.
- Operators must provide accurate information when registering and keep it up to date, including the organisation's legal name and contact details.
- We may suspend or terminate an account that we reasonably believe is being used fraudulently, unlawfully, or in breach of these Terms.
4. Subscription and fees
Access to the Service beyond any free trial period requires a paid subscription. Fees, billing cycle, and payment method are as presented at sign-up or otherwise agreed in writing. Unless stated otherwise:
- Subscription fees are billed in advance for the billing cycle selected and are exclusive of VAT and other applicable taxes, which are added where required by law.
- Fees do not include third-party costs an Operator separately incurs (for example, payment processing or messaging costs), if and when those integrations are introduced.
- We may change subscription pricing for future billing cycles with at least 30 days' notice. Continued use of the Service after a price change takes effect constitutes acceptance of the new price.
- Refunds are handled under our Refund Policy.
5. Data entered into the Service
Operators are solely responsible for the accuracy, legality, and appropriateness of all data they or their staff enter into the Service, including tenant personal data (such as name, Emirates ID or passport details, nationality, phone number, and visa expiry), financial records, and documents. Operators confirm they have the necessary legal basis and, where required, the tenant's consent, to collect and process that data through the Service. How we handle personal data is described in our Privacy Policy and, for data an Operator controls, in our Data Processing Addendum.
6. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose, or to store or process data you are not legally entitled to hold;
- Attempt to access another organisation's data, or to circumvent the access controls that keep organisations' data separate;
- Reverse engineer, decompile, or attempt to extract the source code of the Service, except where applicable law expressly permits it;
- Interfere with or disrupt the integrity or performance of the Service, or attempt to gain unauthorised access to it;
- Resell, sublicense, or provide the Service to third parties as a bureau or managed service without our prior written consent.
7. Availability and support
We aim to keep the Service available and performant but do not guarantee uninterrupted access. Planned maintenance, third-party infrastructure issues, or events outside our reasonable control may cause downtime. We do not currently offer a contractual service-level agreement; one may be offered separately for eligible plans in the future.
8. Intellectual property
We and our licensors own all rights in the Service itself, including its software, design, and branding. These Terms grant Operators a limited, non-exclusive, non-transferable right to use the Service for their own property management activities during their subscription. Operators retain ownership of the data they enter into the Service.
9. Termination
An Operator may stop using the Service and request account closure at any time by contacting us. We may suspend or terminate access for breach of these Terms, non-payment, or where continuing to provide the Service to that account would expose us to legal or regulatory risk. On termination, we will make an Operator's data available for export for a reasonable period, after which it may be deleted or retained only as required for legal, audit, or compliance purposes, consistent with our Privacy Policy.
10. Disclaimers and limitation of liability
The Service is provided "as is" and "as available." To the maximum extent permitted by applicable law, we disclaim all warranties, express or implied, including fitness for a particular purpose and non-infringement, and we are not liable for indirect, incidental, or consequential losses, or for loss of profits, data, or business, arising from use of the Service. Nothing in these Terms limits liability that cannot lawfully be limited under UAE law, including liability for fraud or gross negligence.
11. Changes to these Terms
We may update these Terms from time to time. If we make material changes, we will provide reasonable notice, such as by email or an in-app notice, before the change takes effect. Continued use of the Service after a change takes effect constitutes acceptance of the revised Terms.
12. Governing law and disputes
These Terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Any dispute arising from these Terms or use of the Service is subject to the exclusive jurisdiction of the competent courts of Dubai, without prejudice to any mandatory consumer or data protection rights an individual may otherwise have.
